Roof replacement cost should not be a mystery. We price by the square foot of your actual roof surface, measured with a wheel and a tape, not guessed from county records or satellite photos. A square in roofing is one hundred square feet. At seven dollars per square foot, that is seven hundred dollars per square. We keep it simple so you can do the arithmetic yourself before you even pick up the phone.

The totals that come out of that math are easy to follow. A one thousand square foot roof comes to seven thousand dollars. Fifteen hundred square feet comes to ten thousand five hundred. Two thousand square feet is fourteen thousand. Twenty five hundred is seventeen thousand five hundred. Three thousand is twenty one thousand. Those are the numbers, plain and direct, for a complete tear off and replacement with 30 year architectural shingles.

How Square Footage Gets Confirmed

We do not rely on tax records or aerial estimates. Roof slope, overhangs, and multiple facets all change the actual surface area. A house with a two thousand square foot footprint can easily have twenty eight hundred square feet of roofing. The only way to know is to get on the roof and measure every plane with a tape and wheel.

We take those measurements and give you a clean number. That number is the square footage we use for the price. You see it before you sign anything. We do not schedule a crew until the measurement is done and the math is agreed on. That way the number on the proposal is the number on the final bill, unless we find rotten decking after tear off.

Rotten decking is the one variable we cannot see until the old shingles come off. If we find it, we show you, quote the extra cost, and wait for your approval before we replace a single sheet. Nothing gets added to the job without you saying yes first.

What Seven Dollars Per Square Foot Includes

The price covers a full tear off down to the deck, not a layover. We remove every layer of old roofing and haul it away. Then we install new underlayment, new flashing at all penetrations and transitions, and 30 year architectural shingles. At the end of the job we run a magnet across the whole property to pick up nails and metal debris. That cleanup pass is part of the price, not an extra line item.

Architectural shingles are thicker than three tab, with a dimensional look and better wind performance. The 30 year rating is a measure of durability under normal Central Texas conditions. We do not cut corners on underlayment or flashing because those are what keep water out when the wind drives rain sideways, which it does here more than people expect.

Labor is included. Tear off, haul away, underlayment, flashing, shingle installation, and the magnet cleanup are all in the seven dollars per square foot. You are not paying a low base price and then getting hit with disposal fees or fuel surcharges later.

What Changes the Total Number

Square footage is the main driver. A larger roof costs more in total because there is more material and more labor. That is straightforward. The shape of the roof matters too. A simple gable roof with two planes goes faster than a cut up roof with hips, valleys, dormers, and chimneys. More cuts mean more time, but the price per square foot stays the same.

Steep roofs take longer and require more setup. We do not charge extra for steepness, but it is worth understanding that a steep roof on a two story house is a different job than a low slope ranch. The price per square foot does not change, but the total square footage on a steep two story can be surprising if you have never measured it.

Rotten decking is the wild card. Central Texas gets hail, wind, and long hot summers that bake moisture into wood. Sometimes the decking is solid. Sometimes whole sheets need to come out. We cannot know until the shingles are off. When we find rot, we quote the replacement at a fair rate and you decide. That is the only line item that can change the final total.

How Insurance Fits Into the Cost

If your roof has storm damage, we will walk it with you and give you a plain read on what we see. We tell you honestly whether the damage looks like something worth filing a claim over. We do not promise an outcome because the adjuster makes that call, not us. What we do is make sure you know what you are looking at before you make the phone call.

Your deductible is yours to pay. Texas law is clear on that and we do not get around it for anybody. A contractor who offers to waive or absorb your deductible is asking you to participate in something illegal. We will not do it, and we will tell you that straight. The insurance process works best when everybody follows the rules.

We do not handle your claim for you or negotiate with the adjuster. We give you a detailed scope of work with measurements and the price per square foot. You take that to your insurance company. They do their inspection and their math. If the numbers line up, we schedule the job. Simple as that.

Why Tear Off Matters for the Final Cost

Some roofers quote a layover, which means putting new shingles over old ones. We do not do layovers. A layover hides problems. You cannot see what the decking looks like, you cannot replace flashing properly, and you add weight the structure may not be designed for. A full tear off costs more up front but it is the only way to know the roof is right underneath.

Tear off also lets us inspect the decking and replace anything that is soft or delaminated. Central Texas attics get hot, and trapped moisture from small leaks can rot plywood over years without showing a stain on the ceiling. By the time you see water inside, the decking is usually far gone. Tear off catches that before it gets worse.

Haul away is part of the tear off cost. We bring a trailer or a dumpster, load the old shingles and felt, and take them away. You are not left with a pile in the driveway for a week. The site is clean at the end of every day, and the magnet pass at the end picks up what a broom misses.

Flashing, Underlayment, and the Things You Do Not See

Shingles get the attention because they are visible from the street. But the parts that keep water out of your house are the underlayment and the flashing. Underlayment is the water resistant layer between the decking and the shingles. Flashing is the metal at chimneys, skylights, vent pipes, and wall intersections. If either one fails, the shingles do not matter.

We replace all flashing as part of the seven dollar per square foot price. We do not reuse old flashing because old metal has nail holes, corrosion, and sealant that has given up. New flashing, properly stepped and counter flashed, is the difference between a roof that lasts and one that leaks at the chimney after two seasons.

Underlayment gets full coverage across the entire roof deck. In valleys and at eaves we add extra protection because those are the places water concentrates. Central Texas storms can drop an inch of rain in twenty minutes, and wind can drive water uphill under shingles. The underlayment is what stops it before it touches wood.

Yes. What if my roof has rotten decking under the old shingles?

We cannot see decking condition until the old roof comes off. If we find rot, we show it to you, give you a price to replace it, and wait for your approval before we do anything. No extra work happens without you saying yes first. That is the only cost that can change from the original proposal.

The price per square foot stays the same regardless of roof steepness or height. What changes is the total square footage. Steep roofs and two story homes often have more surface area than people expect, so the total number may be higher, but the rate does not change.
