A roof inspection is not a drive by glance from the street. It is a methodical check of the roof surface, the penetrations, the edges, and the attic underside. Here is how it works and what you should get out of it.
In Central Texas, roofs take a beating. Hail, wind, and relentless sun work on your shingles year after year. A proper roof inspection is the only way to know what shape the roof is really in. It is not about selling you something. It is about giving you a clear picture of the condition of the materials, the quality of the installation, and any points where water might get in. When we walk a roof, we are looking for the small things that turn into big problems if they are left alone.
A good inspection covers two sides of the same system. The exterior check looks at shingles, flashing, vents, and gutters. The interior check goes into the attic to look at the decking, the fasteners, and the ventilation. Both sides matter. You can have shingles that look fine from the ground while the decking underneath is getting soft. Or you can have a dry attic and still have flashing that will fail in the next storm. The report you get should tie both views together in plain language.
Architectural shingles are built with a heavy mat and a layer of ceramic granules that protect the asphalt from UV light. Over time, those granules come loose. Some loss is normal when a roof is new. After a few Texas summers, excessive granule loss shows up as bald spots or a buildup of granules in the gutters. When the asphalt is exposed, the shingle cooks and becomes brittle. That is when cracking and cupping start.
We look at the shingle tabs across the whole roof plane. We check for lifted edges, missing pieces, and impact marks from hail. Hail hits leave a dark bruise where the granules are knocked off and the mat is exposed. You can feel the bruise with your thumb. A shingle that is bruised has lost its ability to shed water properly over time. We also check the ridge caps, which take more wind than the field shingles and often fail first.
Flashing is the metal that keeps water from getting in where the roof meets a wall, a chimney, a skylight, or a pipe. Most roof leaks are flashing leaks, not shingle leaks. We inspect every piece of flashing on the roof. Step flashing along sidewalls should be woven into the shingle courses. Counter flashing above it should be cut into the wall, not just caulked to the surface. Caulk alone is a temporary fix that the Texas sun will break down in a season or two.
Pipe boots are a common failure point. The rubber gasket around the pipe cracks over time from heat and ozone exposure. We check each boot for dry rot and splits. Valley metal is another critical area. Open valleys carry a lot of water during a heavy downpour. We look for rust, holes, and loose fasteners. If the valley metal is in bad shape, water will find the decking underneath. Flashing problems are often cheap to fix if caught early and expensive if ignored.
$7 per square foot, material and labor included, on 30 year architectural shingles. Tear off, haul away, underlayment and flashing, labor and a magnet pass on the cleanup are all in that number. Rotten decking found after tear off is quoted and approved by you before it is replaced.
The attic tells the truth about a roof. From inside the attic, we can see the underside of the decking, the rafters, and the fasteners. We look for dark stains that indicate past or active leaks. We check for daylight coming through nail holes or gaps in the decking. We look at the ridge vent and soffit vents to make sure air is actually moving. A roof that cannot breathe will cook from the underside. Heat builds up, shingles age faster, and the decking can warp.
Ventilation is about balance. You need intake at the soffits and exhaust at the ridge. If either side is blocked, the system does not work. We check for bird nests, insulation blocking the soffit baffles, and ridge vents that were never cut open properly. We also look at the bathroom fan ducts. A fan that vents into the attic instead of through the roof dumps warm, moist air onto the decking. That leads to rot and mold, and it has nothing to do with the shingles above it.
The decking is the plywood or OSB layer that the shingles are nailed to. It is the structural skin of the roof. We check for soft spots, delamination, and sagging between the rafters. A soft deck means water has been getting in, even if the shingles on top look passable. We also look at the fastener pattern. Nails should be driven straight and flush, not overdriven or underdriven. Overdriven nails tear through the shingle mat. Underdriven nails leave the shingle loose and vulnerable to wind.
In the attic, we can see if nails have missed the rafters or if they are popping up through the decking. Nail pops are common as the framing lumber dries and shrinks over time. A popped nail holds a shingle poorly and creates a small gap where water can seep in. We note the overall nailing pattern and any signs of a previous re roof where the old decking was not replaced when it should have been. Rotten decking found during an inspection is noted in the report so you know what a replacement would involve before any work is scheduled.
The roof edge is where water leaves the roof. Drip edge metal should extend past the fascia board and direct water into the gutter, not behind it. We check that the drip edge is present and properly lapped. Missing drip edge lets water wick back into the fascia and soffit. Over time, that rots the wood and invites pests. Gutters themselves need to be sloped and clear. Standing water in a gutter is a breeding ground for mosquitoes and a sign that the system is not draining.
We also look at the downspouts and where they discharge. A downspout that dumps water right at the foundation corner is a problem. Splash blocks and extensions are simple fixes that keep water moving away from the slab. During the inspection, we note any sections of gutter that are pulling away from the fascia or have seams that are separating. Gutters are part of the roof system. They handle the water the roof sheds, and if they fail, the water ends up where it should not be.
Central Texas sees hail, straight line winds, and occasional tornadic activity. After a storm, a roof inspection focuses on impact damage and wind damage. Hail hits are measured by size and density across each roof plane. We look at the soft metals like roof vents and gutter covers because they show hail impact clearly. A vent with a dozen dents tells you the shingles took the same beating. Wind damage shows up as creased shingles, missing tabs, and broken sealant strips.
We do not tell you a claim will be approved. That is between you and your insurance carrier. What we do is document what we see and tell you plainly whether the damage is significant enough to warrant filing a claim. If the damage is cosmetic or limited to a few shingles, we say so. If the roof has widespread bruising and missing tabs across multiple planes, we say that too. The decision to file is yours. We provide an honest assessment of the damage so you can make that decision with clear facts.
A useful inspection report is not a stack of generic checkboxes. It is a plain language summary of what we found, where we found it, and what it means. It includes photos of the problem areas, both from the roof and from inside the attic. It distinguishes between maintenance items, items that need repair now, and items that are likely to need attention within the next year or two. It does not use scare tactics or inflated urgency. It tells you what is actually going on.
The report should give you enough detail to make a decision. If the roof has two more years of life, it should say that. If the flashing at the chimney needs immediate attention but the shingles are sound, it should say that too. We write our reports for homeowners, not for insurance adjusters. The goal is to give you a clear understanding of your roof so you can plan and budget accordingly. No pressure, no inflated findings, just the condition of the roof as it sits.
A thorough inspection takes about an hour. That includes walking every roof plane that is safe to access, checking each penetration and flashing point, and going into the attic with a flashlight. Rushing through it misses the details that matter. We take the time to document what we find with photos so the report makes sense when you read it.
A real inspection requires getting on the roof and into the attic. Ground level looks can spot obvious missing shingles but they miss granule loss, hail bruising, flashing problems, and decking condition. Drone photos are useful for a quick overview but they do not replace a boots on the roof inspection where we can feel the shingle condition with our hands.
We do not charge for a roof inspection. We come out, look at the roof and the attic, and give you a straight report on what we find. If the roof is in good shape, we tell you that and you will not hear from us again unless you call. If there are issues, we explain them clearly and provide a price to fix them at our standard rate per square foot.
We will document the damage we find and provide photos and notes you can share with your adjuster. We do not negotiate with the insurance company on your behalf. Your deductible is yours to pay. Texas law is clear on that and we do not get around it for anybody. We give you honest information so you can handle your claim with a clear picture of the roof condition.
After any storm that produces hail larger than a dime or winds over 60 miles per hour, it is worth having the roof looked at. Outside of storms, an inspection every two to three years catches wear before it becomes a leak. Roofs in this part of Texas age faster from heat and UV exposure than roofs in cooler climates, so regular checks make sense.
